What if I were to tell you that you could use just one agent and view multiple new homes in multiple communities? You’d probably think, “How convenient. One agent to help with our new home purchase instead of learning all of these new home communities and their agents. But service like that must come with a pretty high price tag, right? How much would I have to pay to have one agent take my family to each community?” The answer….





That is the beauty of the buyer’s agent. Buyer’s agents are usually local area real estate agents and know more about the communities you’re looking to purchase in than the on-site agents that work for the builder and their commissions are paid entirely by the builder. For instance, a local agent (that keeps up with local information) would know that if you are looking at surplus homes in Amelia Concourse by D.R. Horton that right now the school district serving that area is currently the Yulee district, but that will likely change in the next few years as the school boundary lines tend to shift with population. A local agent will also likely know alternative communities that better suit your lifestyle and taste.

A local agent is also going to have more knowledge about local happenings, restaurants and social organizations. That agent might also make the transition into your new home and community by recommending where to shop, the best times to go, where the kids can play sports, etc. They may even have those folks in their phone!
